        看到了你今天的留言,我記得大約兩個星期前,我曾勸你不要猶豫,快快買樓!這兩個星期裡普通樓價大約漲了3 – 8%
 
        我覺得你是有很高文化的,有決斷力的,當時你不喜歡自己住的那一層,很果斷地賣掉了,相信你也能很果斷地做出買樓的決定,我寫下一些意見供你參考。
 
1) 香港和中國以致世界經濟都很好,現在港幣跟著美元走低,港息跟著美息走低,
  失業率降至極低,政府帶領各行各業都在加薪,通賬重臨,負利率重臨,一切因
  素都指向樓價會上漲。
 
2) 香港今天的一般住宅 (包括太古城之類的較好的屋邨),樓價祇及97年高峰時的大
  約六成,香港今天的供樓負擔,平均祇佔家庭入息的28 – 30%,所以樓價不但
  不貴,樓價仍是偏低的!
 
3) 奧林匹克跟香港樓價沒有關係,希望等樓價調整一些才買,是你一廂情願的想
  法,其實你心中仍有金融危機爆發樓價大跌的陰影,不過那是1997年樓市形成特
  大泡沫以後才造成的,那是很特殊的歷史條件下才發生的事,今天樓市沒有泡
  沫,在未來的三、五年內樓價只會上升,不會下跌。
 
4) 已準備好買樓,我勸你愈快買愈好,樓市升浪已經開始,不要再錯失機會。
 
5)     如果你有經濟條件,又是自住的,我勸你不要嫌貴,要買較新的、較大的、較好
  位置的樓,未來漲得多的將是位置好的 (市區交通便利或香港島一邊的樓),質素
  較高的樓,自己住著也舒服一些。
 
6) 希望我的意見對你有用,不要再猶豫了。

  1. Dear Mr. Zhang,
    Thanks for your re-confirmation on the house view. I will not doubt anymore on this. However, what left in the market is either of poor quality or at incredibly high price. It is very difficult to make a good buy at a reasonable and affordable price. I have an urge in my heart to quickly buy one…and am very anxious about it. I will keep looking and as soon as we spot one at a decent price, I will buy with no doubt.

  2. 張先生所言甚是.  記緊要買優質單位. (跟買股票一樣道理嗎? ) ….
     
     這是我的經驗分享.
     
    我於 2001 年買入太古地產某屋村的樓花 . 當時我買的向海向南單位只是 $ 2.4x M
    如果同座同層同尺數向北望樓單位, 就是 $2.2M.  兩者樓花價差廿多萬.
     
    2007 的今天, 我的單位已經有買家出價 $3.5M  . 我當然不賣. 1, 看好後市. 2. 香港海景單位保值/升值力比樓景好.
    至於當年 2.2M 的樓景單位, 現時成交價只是 $2.7M 左右
     
    如果當年為了節省 2x 萬, 今天帳面就差了 80萬. 將來差價有機會更大.

  3. thanks for KKW’s reassurance and sharing of your real experience. I am ready to enter the market and has spot where to buy. A place that is near to MTR, of big estate, good location…the point is if I have sufficient money or if the flat itself is overpriced.
    I will share with you once I get any good news in property hunting.
    Thanks again for Mr. Zhang for your precious advice. It seems that my question has raised many echos amongst other readers.
     

  4. Haaa … in fact I work in architecture firm and work close with developers.  If you got any target property, u may tell me the estate name and unit type.  I can check the layout, direction, air flow, enviorment and give u some comment before u make the decision.
